January’s 10 biggest retail leasing deals were much smaller than December’s in terms of square footage.

The 10 biggest retail lease deals signed last month totaled 95,000 square feet, down about 84,000 square feet from last month’s total of 179,000 square feet. The largest retail lease in January was inked in deep Brooklyn. Here s the full list:

1) Net Cost Market, 3100 Ocean Avenue, Sheepshead Bay 35,000 square feet

The market inked a lease for 35,000 square feet of retail space at 3100 Ocean Avenue. Jason Gerbsman of HUDSON represented the tenant, while Jerry Welkis of Welco Realty represented the landlord, Norse Realty.

2) Tailor’s Inn, 505 Eighth Avenue, Midtown 12,700 square feet

The Irish restaurant and bar concept inked a lease for 12,700 square feet at 505 Eighth Avenue. Allen Gurevich of GFP Real Estate represented the landlord in-house.

3) Absolute New York, 128 West 34th Street, Midtown South 10,000 square feet

The cosmetics company signed a lease for 10,000 square feet of retail space at 128 West 34th Street, to be used as the company’s flagship retail location. Lee Block and Spencer Bowers of Winick Realty Group represented the tenant, while Marc Leber and Jeffrey Roseman of Newmark Knight Frank represented the landlord, Stahl Organization.

4) Chase Bank, 180 Bedford Avenue, Williamsburg 8,000 square feet

The bank inked a lease for 8,000 square feet of retail space at 180 Bedford Avenue in hipster village. Thor Equities is the landlord of the building.

The nonprofit music and arts school signed a 15-year lease for 8,000 square feet at 41 White Street. Peter Braus of Lee Associates NYC represented the tenant, while Andrew Stern of RKF represented the landlord, Benchmark Real Estate Group.

6) Cafe Metro, 240-246 West 35th Street, Midtown 5,181 square feet

The fast-casual restaurant chain inked a 12-year lease for 5,181 square feet of retail space at 240-246 West 35th Street. Stu Morden and Lucas Kooyman of Newmark Knight Frank represented the tenant, while John Cinosky of ATCO上海贵族宝贝论坛 上海贵族宝贝 Brokerage Services represented the landlord, ATCO Properties Management.

7) Kinder Prep Childcare, 49 Broadway, Williamsburg 4,952 square feet

The daycare signed a 20-year lease for 4,952 square feet of retail space at 49 Broadway. The asking rent was $60 per square foot. Keat Chew, Harrison Balisky and Aaron Lee of EXR represented the landlord, Broadway Prop, as well as the tenant.

8) PINK by Victoria Secret, 429 Broadway, Soho 4,415 square feet

The apparel chain inked a pop-up lease for 4,415 square feet of retail space at 429 Broadway. Lee Block of Winick Realty Group represented both the tenant and the landlord, A.J.D. Building.

9) Nirvanna Designs, 1701 Broadway, Midtown 3,400 square feet

Two of the United Arab Emirates most prolific developers, Emaar Properties and Aldar Properties, are teaming up.

Through a recently-announced $8.2 billion joint venture the developers will spearhead two mixed-use waterfront projects one in Duba上海龙凤论坛 新上海贵族宝贝论坛i, one in A新上海贵族宝贝论坛 上海贵族宝贝交流区bu Dhabi with a combined total of almost 10,000 residential units, according to Reuters. Details of other projects were not released.

Dubai-based Emaar and Abu Dhabi-based Aldar both are linked to their respective ruling governments; the emirates of Dubai and Abu Dhabi in turn lead the federated country, which is made up of a total of seven emirates. Reuters reports prices for residential property in the UAE have fallen in recent years with上海千花网交友 上海千花网论坛 no expectation of upcoming change due to oversupply.

A Manhattan project topped the list of last month’s largest real estate projects once again, and this one is about as far north in the borough as one can get.

The Inwood project from Maddd Equities and Joy Construction at 3875 Ninth Avenue topped the list for August at about 582,000 square feet. The City Council just recently voted to rezone the neighborhood, with the goal of bringing about 5,000 new units of housing to the area.

Manhattan had just two projects on the list overall. Brooklyn had the most with five, followed by Queens with two and the Bronx with one. Other notable projects included a hotel and residential development in Flushing from Chinese developer Yihai Group and a 22-story Manhattan office building上海龙凤论坛sh1f 上海龙凤论坛 from GDS Development.

The full list of August’s top 10 biggest real estate projects is below:

1) 3875 Ninth Avenue, Manhattan
The largest project filed for the city last month was up at 3875 Ninth Avenue in Inwood. The project comes from Jorge Madruga’s Maddd Equities and its frequent collaborator Joy Construction. It will span about 582,000 square feet and stand 30 stories tall with 614 residential units. The development will include阿拉爱上海同城 爱上海龙凤419桑拿 roughly 66,000 square feet of commercial space as well, and 20 percent of the residential units should be affordable.

2) 76 Dinsmore Place, Brooklyn
The Department of Housing Preservation and Development filed plans for a roughly 275,000-square-foot mixed use project at this address last month, split betwee上海龙凤论坛 新上海贵族宝贝论坛n about 250,000 square feet of residential space, 16,000 square feet of community space and 6,000 square feet of commercial space. The building would stand 14 stories tall and contain 275 residential units.

3) 133-25 37th Avenue, Queens
This Flushing hotel and residential project comes from the Chinese developer Yihai Group. It will contain 506 units, stand 19 stories tall and span about 200,000 square feet. The units will be split between 360 hotel rooms on the second through seventh floors and 146 residential units on the higher floors. The project will also contain about 102,000 square feet of commercial space and be dubbed “Yihai Garden.”

4) 1241 Broadway, Manhattan
GDS Development is planning a 22-story, 318-foot tall office building for this vacant lot in NoMad, where it signed a 99-year ground lease earlier this year. The project will span about 141,000 square feet with retail on the ground floor. GDS hopes to break ground on the site early next year, which currently serves as a parking lot.

5) 96 New Lots Avenue, Brooklyn
Procida Companies is planning this nine-story, 118-unit building in Brownsville. The mixed-use project will span about 140,000 square feet and contain residential, commercial and community space. Perkins Eastman is designing the building. It is the second[……]

Student debt is hurting the housing recovery: Fed study The ballooning loans kept 400,000 borrowers off the market over 9-year stretch

It s not the avocado toast eating into millennials down payment budgets.

A recent report from the central banking system found that the dramatic rise in student debt is at least partially responsible for the drop in homeownership levels, the Wall Street Journal reported.

Homeownership in the U.S. has fallen significantly since its pre-recession peak, with the rate among young people lagging particularly far behind.

The Fed study, which examined a period from 2005 to 2014, found that homeownership among people ages 24 to 32 fell by 9 percentage to 爱上海同城对对碰 爱上海同城论坛36 percent. The Fed attributed two of those percent上海千花网 爱上海同城对对碰age points, or a fifth of the total decline, directly to student debt. That s the equivalent of 400,000 borrowers who were unable to buy a home by 2014 because of student debt.

There are two ways ballooning student loans, which have now reached $1.5 trillion, are keeping buyers off the market. Borrowers who fell behind on their debt payments had more trouble qualifying for home mortgages, while those who did manage to meet those student loan payments were left with less disposable income to save on a downpayment.

In a separate paper published on the same day, the Fed also found that student debt is pushing mor新上海贵族宝贝论坛 上海贵族宝贝交流区e millennials from rural areas to cities, accelerating rural decline.

Nevertheless, millennials may still have a shot at buying a home. In the years since 2014, the end of the period examined by the Fed, mortgage investors like Fannie Mae have been experimenting with initiatives to make it easier for debt-burdened former students to purchase their first homes.

Since hitting a bottom of 62.9 percent in 2016, the national homeownership rate has been trending upwards for the past two years. Freddie Mac recently predicted that homeownership among young adults could rise as high as 60 percent by 2025, or 56 percent in a less optimistic scenario.

Don Jr.’s mysterious Trump Tower phone call was a conversation with Howard Lorber? At least one of the calls was with the Douglas Elliman chairman, a longtime Trump family friend

There has been much speculation about who Donald Trump Jr. spoke to in a series of calls around the time of the infamous Trump Tower meeting with a Russian lawyer in 2016. This is上海同城对对碰交友社区 上海夜网论坛 the meeting in which Don Jr. thought he would get “dirt” on Hillary Clinton s presidential campaign.

Now, new evidence obtained by Senate investigators shows at least one of the calls was a conversation with Howard Lorber, Douglas Elliman chairman and an old Trump family friend, according to repor上海千花网 爱上海同城对对碰ting from the CNN and ABC News.

It is not known what was said, but Lorber has long been a supporter of President Trump, and was an economic adviser to his presidential campaign. In 1996, Lorber traveled to Moscow with Trump as t上海贵族宝贝交流区 上海贵族宝贝论坛hey worked on a plan for a building construction, according to t上海夜网论坛 上海夜网he New York Times. Another call to Don Jr. came from NASCAR CEO Brian France, according to ABC News.

Previously, some Congressional Democrats speculated that Don Jr. might have shared details of his meeting the lawyer with his father, then-presidential candidate, Donald Trump. Initially, Don Jr. said he couldn’t remember who he spoke to, but later denied talking to his father.

Despite the new information, House Intelligence Committee chairman Adam B. Schiff told MSNBC he still wants access to Don Jr.’s phone records. Schiff wants to see whether Don Jr. could have communicated with his father in other ways.

“Those conversations could have taken place over the phone or they could have taken place by Don Jr. walking down the hall to talk to Dad,” Schiff said

President Trump has used the latest revelations to push back against his political opponents.

Late Wall Street titan’s co-op is back on
the market It was once the city’s most expensive listing. Now the price has been cut by a total of 61%

This apartment’s original listing price of $120 million was called “offensive” by one broker.

Now the luxe co-op belonging to Susan Gutfreund, the widow of the late “King of Wall Street” John Gutfreund, is back on the market for half that price.

Serena Boardman at Sotheby’s International relisted the 22-room apartment at 834 Fifth Avenue with an asking price of $59 million, according to StreetEasy. That’s a price drop of more than 13 percent off the $68 million the home was previously asking. Boardman is co-listing the pro新上海贵族宝贝论坛 上海贵族宝贝交流区perty with Larry Kaiser of Berkshire Hathaway HomeServices New York Pr爱上海同城手机版 新爱上海同城对对碰论坛operties.

The current listing price is a haircut of $61 million off the original ask, which rivals the record held by hedgefunder Stevie Cohen, who reduced his condo at One Beacon Place by a total of $70 million.

Gutfreund’s late husband was the CEO of investment bank Salomon Brothers and featured as a vi上海贵族宝贝交流区 上海贵族宝贝论坛llain in the book “Liar’s Poker.” He died in 2016.

That year, Susan Gutfreund listed the apartment at 834 5th Avenue for $120 million, a price described by one broker as “absurd.” At the time, it was the priciest listing in the city. Five months later she dropped the price to $96 million.

“The home is very formal, traditional and European. It makes no sense for how people live today,” a broker told the New York Post in 2017, “It needs as much of a gut renovation as you could possibly do. It’s perfectly nice for a tea party but it is way too dated.”

The 22-room apartment, which overlooks Central Park, has seven bedrooms, seven bathrooms and three powder rooms. It is decorated in eighteenth century style, with parquet de Versailles flooring and hand carved moldings. It was originally designed by Rosario Candela in the 1930s.

Gutfreund has cycled through various brokers in her attempts to sell the apartment. Brown Harris Stevens’s John Burger and Richard Ziegelasch initially had the listing.
